LOCATION
The property is located in the Gdańsk district Przeróbka, close to the north port and DCT (4 km). BCL has a perfect connection via the Tri-city beltway with the S7 road and the A1 motorway.
SEGMENT
Each building is divided into separate, independent segments (SBU). An office part has been designed for each segment. For every warehouse segment of 700 m2, we offer 1 gate from level 0 and 1 hydraulic dock for TIR vehicles.
AREA
We will manage over 24,000 m2 of space. The external infrastructure will include a total of 14 stations for trucks at transport docks. Tenants in the area will have 138 parking spaces for passenger cars, including 5 stands for the disabled.

We are building modern warehouses with a storage height of up to 10 m. Each building is divided into separate, independent segments (SBU). A typical segment may have a warehouse or service function. An office part serving warehouses has been designed for each segment. The buildings are designed for rent as warehouses, service and office halls with the possibility of conducting service activities on their premises that do not pose any threat to the environment. It is envisaged the possibility of running a repair service for electronic equipment, assembly operations using modern technologies of pure electronics production, automation, robotics and engineering, and the location of complementary functions related to the basic function. The road distance from the North DCT port is 4 km. Excellent connection with S7 and A1 motorway with the possibility of demoulding containers with an excess weight. We provide the possibility of access to the wharf with loading on vessels serving seaports.

Additional information: a single module has an independent office part and a warehouse part (warehouse with unloading part + typically storage part). Each warehouse segment is connected to the office part by independent doors. The advantage of an independent office space from the warehouse is the possibility of arranging the „show room”, directly accessible from the front / entrance to the building.
Warehouse halls have office facilities with three above-ground storeys. Two floors of the social and technical part. The office part is separated from the warehouse by a wall of fire separation and is a three-storey building. Vertical communication is provided by a closed, ferroconcrete staircase located in every other segment. There is an office, as well as a sanitary and hygienic room for disabled people with an order part and a technical sink placed in a lockable closet. In addition, at this level, a social room is placed, and room that can be used as a server room or archive. The entrance to the office space was designed through a vestibule directly from the level of the surrounding area. In the office parts, where the staircase is located, there is a built-in hall that is an evacuation route. Placing a staircase in every second segment means that some tenants have offices not only in the level of the ground floor, but also the first and second floors. A typical office level of the first or second floor is located above two segments of the ground floor. Two hygienic and sanitary rooms (women’s and men’s) have been designed for employees. Office space is „open space”, and only technical rooms have been separated. In the office rooms, mechanical supply and exhaust ventilation is designed from the central heat recovery units, while in the sanitary facilities, mechanical ventilation is supported by roof fans.
Individual segments can be combined and rented to one tenant for a larger office space. In such a situation, one social facility adapted to the character of the tenant will be created in the storage parts.
The buildings have been designed for a functional layout of the rooms securing correct technological lines and hygienic working conditions.
